The existing single-family dwelling is designated as a local historic landmark by the City of Redwood City subject to its Historic Preservation Ordinance. The property owner submitted an application to the City to make an addition to the dwelling, which would require alterations to the existing dwelling. The Ordinance prohibits any alteration to a landmark prior to obtaining approval by the Planning Commission. Therefore, the Planning Director requested M-Group to prepare an evaluation of the proposed alterations against the Secretary of the Interior Standards (SOIS) for Rehabilitation.  

M-Group photographed the property in order to, along with the architect’s plans, develop an evaluation of consistency with the SOIS. There was no CEQA review; that was done with the original designation of the dwelling as an historical resource. M-Group evaluated the proposed alterations against the SOIS and prepared a memo for review by the property owners project architect. A follow-up discussion with the architect produced modifications to the proposed project that would improve conformance to the SOIS. The architect amended the project as discussed and resubmitted plans for approval by the Commission.
